Jordan Tax Service, Inc. represents the municipalities listed below as Deputy Tax Collector for the collection of Current Real Estate Taxes.

Real Estate taxes levied on a property consist of 3 different tax types:
1. County
Tax (Allegheny County Millage - 0.00469, Washington County Millage - 0.0249)
2. Municipal Tax (Township, Borough, City)
3. School Tax
Real Estate taxes are calculated using the properties' Assessed Value issued by the county’s property assessment office, multiplied by the annual millage rate.

Q. How many different taxes are levied on a property?
A. Three. County, Municipal, and School Tax.
Q. As the homeowner, I did not receive my tax bill or I need another copy, what should I do?
A. Contact our office immediately and another copy will be sent to you.
Q. I received a tax bill on a property that I recently sold. What should I do?
A. Inform our office of any information that you may have on the new owners so that a new bill can be issued to them immediately.
Q. When are my taxes mailed and what date are they due?
A. Select from the list of municipalities above to find out the specific information pertaining to your property taxes.
Q. Should my taxes be received or mailed by the due date listed on the tax bill?
A. The payment must be postmarked by the due date listed on the tax bill.
Q. How do I obtain a receipt for taxes paid?
A. Include a self-addressed stamped envelope with your payment. If you lost your receipt or need another copy, please send a written request to: Jordan Tax Service, Inc., Attn: Property Tax Receipt, 102 Rahway Road, McMurray, PA 15317 with your name and property information. (Make sure to include a self-addressed stamped envelope)
Q. How do I change the address in order to make sure my tax bill is mailed to the correct address?
A. Contact our office by the number listed in the section above pertaining to the municipality that the property is located. Also, make sure you contact your County treasurer so that all parties have the correct address.
Q. I received an Additional/Interim tax bill(s) at my property address. I have an Escrow set up with my lending institution to pay any property taxes due. Why did I receive the bill(s) at the property address?
A. All Additional/Interim Tax Bill(s) are mailed to the property owner at the property address. Because lending institutions have different policies, contact the institution and forward the tax bill(s) to them immediately if applicable.
Q. What is a Non-Real Estate Per Capita Tax?
A. Any individual with primary residence in the municipality or school district listed on the tax bill, that will be at least 18 years of age at any time within the tax year is required to pay the ACT 511 Per Capita tax. (Not all municipalities/school districts assess this tax.)
If the individual listed on the tax statement has moved out of the municipality or school district listed on the tax bill prior to the beginning of the tax year, NO TAX IS DUE. Verification of the new address, as well as the original statement must be mailed to the tax office in order to be exonerated.
Q. I received an Assessment Reduction on a property I own, do I have to submit any paperwork in order to receive my refund?
A. No. The County Property Assessment Office will send all information regarding the assessment change to our office for processing.
Q. Why is my School District Homestead Exclusion different from my County Homestead Exclusion?
A. The County Homestead Exclusion is a defined amount set and approved by county officials. The School District Homestead Exclusion is calculated each year based on monies received from the State of Pennsylvania that are generated from gambling revenues.
Q. Why is my School District Homestead Exclusion different from last year?
A. The Exclusion is calculated by the amount of money your school district receives from the state, and is then divided by the number of Homestead properties within the district.
Q. I am selling or refinancing my property and the lending institution and/or closing company is requesting tax receipts. What should I do?
A. Tell the lending institution and/or closing company to contact us in order to request a Tax Certification on the property so that the information is communicated properly.
